
How much will you pay for my property?
Although this would depend on a number of different
factors we would typically offer between 70-85% of the open market
value, as assessed by an independent RICS surveyor. The open market
value is the price you could expect to receive for your property if
you sold within 6-8 weeks though an estate agent.
Homes Bought Fast differs from estate agents in that
we can provide you with a guaranteed fast sale with no hassle or messing
about. There would be no need to spend money on decorating/dressing
your property to attract viewers. We will value your property as it
is. You would also save money on estate agents fees.
How much will I pay in valuation
fees?
Nothing! Any valuation or survey work is paid for
by us!
How much will I pay in solicitors
fees?
Nothing! We will pay all your solicitors fees up to
a maximum of £500 which is more than enough to cover the costs
except in exceptional circumstances. And we can recommend a super efficient
solicitor to take care of you.
I am in arrears with my mortgage
and am worried about losing my home– can you help me?
Yes we can! Once we have assessed your situation we
will work with you to ensure the best possible outcome for you. In
most cases we can assist with mortgage arrears and by buying your property
quickly we can stop the situation from spiralling out of control.
I am being threatened with eviction – can
you help me?
Yes we can! We can pay off your arrears, stop the
eviction and exchange on your property, to give you a guaranteed sale,
all with only 24 hours notice.
How fast can you buy my house?
We can buy your house as quickly as you wish. We usually
work to a 4 week timescale but we can complete a purchase in as little
as 3 days. We are also happy to exchange contracts with you immediately
to give you the security of a legally binding sale. We will work within
your timeframe and at a speed to suit you.
How quickly would I have to leave my house?
Our aim is to work in partnership with you. We would
discuss your situation and work out the best option for YOU. If you
want the security of the completed sale but are waiting for your new
home to become vacant, or waiting to move abroad, then we would be
happy for you to rent the property until your move-out date.
Do I have to leave my house or can I rent it back
from you?
We would be happy for you to rent the property back
from us for as long as you want. When we make our confirmed offer to
buy your property we let you know what the market rent will be. This
gives you all the information you need to make the right choice for
you and
your circumstances.
How long do I have to think about your offer?
We encourage our clients to take as much time as they
need to think about our offer. Should you not come back to us for some
time, for example two months, we may carry out further valuation work
to assess how the market may have changed since our original offer
was made to you. The results would show whether the offer is still
relevant in the current market.
What kind of properties do you buy?
We buy all types of residential property from small
studio flats to large detached houses.
Does the condition of the property matter?
No! We will consider any residential property regardless
of age, condition and location. It does not matter if you have a flat,
a house, a cottage or a bungalow. It does not matter whether it is
on a busy road, a cul-de-sac or on a private lane. It does not matter
whether you have an old and tired kitchen and bathroom, whether the
garden is overgrown or if the décor needs some attention. Many
of the properties we buy would be difficult to sell through a conventional
estate agent.
Where do you buy properties?
We primarily buy properties in the North West of England
ie Greater Manchester, Merseyside and Wirral, Cheshire, and North Wales
but we also have an established business in Lincolnshire.
